Processor checklist for cleaner CRE files

Looking to swap a processor-facing CRE intake checklist aligned with underwriting risk drivers. I’ve cut down on back-and-forth by adding a quick “T‑12 and rent roll (≤30 days) tie‑out” step: the processor checks that GPR, vacancy, and other income on the most recent T‑12 month reconcile to the rent roll within about 1–2% and drops a screenshot of the Excel pivot into the file. It’s a 5‑minute pass that catches free‑rent, miscounted units, or mismapped other income before DSCR gets modeled. Caveat: if the roll is messy (mom‑and‑pop), I note the variance and attach a one‑liner mapping so UW isn’t guessing.
